Main association services and activities
Introduction
Social landlords deliver a wide range of housing services. This section summarises the main services that we deliver. These can be categorised as follows:
· corporate services;
· development;
· finance;
· housing management services; and
· housing maintenance and repairs.
Corporate services
We carry out a range of services that apply across all association services and activities; this is what “corporate” means.
These services include developing strategies and/or policies that cover activities such as:
· asset management;
· business planning;
· data protection;
· equality and diversity;
· human resources;
· performance management;
· procurement;
· risk management; and
· staff training and development.
Development
Development services relate to capital works that involve activities such as modernisation, new build, as well as environmental works.
Finance
Finance is an essential element within organisational business planning and financial governance.
Finance services covers a diverse range of activities, including budgeting, financial planning and financial audits.
Housing management services
These services include the following policies:
· allocations or house letting, including addressing homelessness;
· dealing with anti-social behaviour;
· estate management;
· housing support;
· rent arrears management;
· rent setting; and
· void property management (empty houses).
Housing maintenance and repairs
These services include the following policies:
· repairs to empty and tenanted houses;
· planned or cyclical maintenance (for example, window replacements to groups of houses); and
· ensuring that our houses meet the Scottish Housing Quality Standard.
Summary
As a social landlord, we are responsible for carrying out a diverse range of services. All of our services are governed by law and/or regulatory standards. We report on our performance annually to the Scottish Housing Regulator.
